Sites For Development at The Waterfront Business Park

Waterfront Business Park covers 23 Ha. It has potential to accommodate 65,000 sq m of gross floorspace.

The Barrow Port Area Action Plan sets out local planning policy for The Waterfront and relevant design guidance for developers.

In accordance with planning policy:

  • 20% of the overall 65,000 sq m of floorspace can be used for B1 business purposes
  • 60% for B2 business purposes
  • 20% for B8 business.

Further phases tocomplete Waterfront Business Park will consist of Anchor Line Business Park and St Andrews Business Park. Each will be located to the east and north of Ramsden Business Park respectively.

The aim is to attract sufficent firms to create 1,500 jobs by 2020.

 

Services Capacity:


The assumed services capacities for Ramsden Business Park are set out as follows:

  • Gas
    Approximately 19,400,955 kW/annum for Ramsden Business Park.
  • Electricity
    Approximately 2,167 kVA for Ramsden Business Park.
  • Water
    Approximately 439,200 l/day for Ramsden Business Park.

The Business Parks will be complemented by a boat lift, marina village, marina and waterfront sports facilities. Storey of Carlisle have been announced as the lead developer for the marina. Road Details:

A new access road to Ramsden Business Park is being built from Michaelson Road.The highways accord with the Cumbria County Council Design Guide and the Design Manual for Roads and Bridges to ensure that they conform to current adoptable standards: 

 

Ramsey Way:

  • Design speed = 60km/hr
  • Forward visibility = 90m
  • Horizontal Curvature radius 380m min
  • Carriageway Width = 10.0m

 

Dova Way:

  • Design speed = 50km/hr
  • Forward visibility = 70m
  • Horizontal Curvature radius 110m min
  • Carriageway Width = 7.3m

 

Roundabout:

  • Carriageway Width = 10.0m
  • Inscribed Circle Diameter = 45.0m

All allotment areas will be transfered to the ownership of Barrow Borough Council.

All landscaping will remain in Cumbria County Council's ownership. f you want to locate your business on the waterfront:
